Today, I was surprised to receive a wonderful arrangement, accompanied by a heartfelt thank-you note from one of my clients.

As I navigate my path in the Real Estate industry, I’m discovering that each interaction serves as an opportunity to earn trust, much like an interview. SOLD: 9 Linmoor Terrace, Lexington

In early 2023 it was already clear that the Spring Real Estate market would favor Sellers. My client roster was mostly Buyers, so I was worried. One Buyer client, who was keen on new-construction, challenged me to “get-ahead” of the market.  On a snowy February afternoon, I started canvassing neighborhoods, snapping photos of construction sites and builder signs.

On that day, I ran across the incredible work of Lexington builder, Finnegan Development. Finnegan is a family business that has been building locally for over 40 years.  With a reputation for creating outstanding homes and a focus on sustainable construction; 9 Linmoor Terrace looked like it might be a match for my clients. I made the call Finnegan’s office from my car. Thank you Ben Finnegan and Bob Riley for listening and offering me the opportunity to work with you directly.

Yesterday, my clients bought this renovated farmhouse-condominium in Danvers. We searched far and wide to find the perfect combination of space, location and value to help them purchase their first home. We did well; negotiating a purchase price under asking. Our timing helped, the market was in its typical December lull when we offered.

After saving ferociously for the day when they would buy, I was delighted to share in the happy family moments when the kids picked their bedrooms and planned for a pool and playground set that will be added next spring.

As a real estate agent the job is always about helping people navigate a process that will probably take some unexpected twists and turns. Managing a diligent search, able negotiations and a smooth transaction is just the start. A good agent takes on the role of educator, coach, counselor and advocate. Developing buyer competency and confidence is key to good decision making and winning the house.

Watching these two butterfly’s dance around their new home made my heart happy. One of my truly favorite parts of this job is listening to the kids. And these kids got everything they wanted, including that pool and playset.

Newton Victorian – 129 Jewett Street

Today the family home of my husband will go to market. I’m writing this mainly to honor my mother and father-in-law and to remember the specialness of the home that they loved so much.

On December 19, 1969, Jorge and Isabel (Lela) Domeniconi bought the pictured 3-family in Newton Corner. My father-in-law was keen with numbers and saw the opportunity to live well in the giant, old home. The $38,000 price tag was a big stretch for the family and the expenses would be high, but he was betting on on Newton and solid rental income to help. He was right.

He knew that Lela would need to keep everyone together under one roof. Soon they came…more children, her parents, aunts and uncles. The whole clan lived together. Lela commanded attendance to events big, small and invented. Real hell would rain down on those who did not make it to Sunday dinner at 4pm.

 

The vast backyard was turned into a vegetable garden where string beans grew on 8 foot pipes connected by wire and rows and rows of produce grew abundantly from one end of the property to another.  A grapevine sitting over a cement slab was started from a cutting.  It grew into a huge canopy to provide shade on a summer afternoons and homemade wine in the fall.

 

Lela took pride in her outdoor space and especially her garden. She watered endlessly and filled every flower bed with dozens of decorative tchotchkes. Angels would bring blessings and other religious figurines would protect the family from every possible danger. There are statues of puppies, children and birds too. The garden kept her active and happy. Even when she was very frail, she could not walk past a fallen leave without picking it up.

 

129 Jewett Street held the Domeniconi family tight and now it’s time to let her go. Today, I will bury a statue of St Joseph, the patron saint of home and family in Lela’s garden. It is said that St Joseph will assist in selling the home quickly, easily, and profitably to buyers who are eager, honest and compliant.

 

No one knows who exactly started this tradition, it is said that the original intention behind burying the St. Joseph statue upside down in the dirt was to incentivize the saint to sell the home quickly in order to return him right side up.

I think Lela would like this. You can look for me in her garden with a shovel.

Before and After: A Somerville Condominium

Successfully turning a home of personal belongings into a product for marketing and selling requires vision and know-how. And experience shows that some fresh paint and good staging can help generate more interest and better end results, but it’s not guaranteed. I never take for granted the trust required of my seller clients when recommending that they invest in improvements before going to market. I understand why it makes everyone nervous.

Here is an introduction to my recently sold listing in Somerville. The Before and After pictures illustrate how this transformation happens in practice, and why it’s something to consider.  I share the results we got at the end of the post.

The Foyer

The foyer became bright and beautiful with the removal of personal items to show off the functionality of the built-ins and new paint. It was a small space but it really shined as prospective buyers entered.

 

 

The Entry

We decided to resurface the stairs at the front entrance. First impressions are super important and that includes things like exterior approach.

The Porch

Staging the porch helped to emphasize the unique perch for enjoying all the neighborhood activity. We punched up the paint color on the front door for a cheerful first impression.

 

The Lighting

Less furniture and new lighting brought a whole new vibe to the dining room. Lighting fixtures can be quite inexpensive….this was under $200 including trendy Edison bulbs.

 

The Bedroom

This bright yellow bedroom was painted to match other rooms on the first floor. This created nice room-to-room cohesion and flow. Removing window treatments is almost always a good decision for showing a home in the best light.

The Results

We had five offers and the property was under agreement in 6 days and sold for $952,000, 15% over asking price. We spent $7915 to paint and stage the main rooms.
