Consider how your goals connect to your lifestyle and family commitments. How easily do you expect to find your next home? How quickly do you think your current property will sell? And how much equity have you built?
Once you understand the “why” behind your move — and the financial and personal factors driving it — you’ll be in the best position to make clear, confident decisions throughout the process.
Selling a home is a major financial and emotional transaction — and the right representation makes all the difference. Mistakes can be costly, so having an experienced, strategic, and diligent partner to guide you through each step is essential.
Your agent should take the time to truly understand your goals and what makes your home, neighborhood, and community special. They should also be a strong communicator and a savvy business professional who knows how to position your property for success.
It matters who you choose.
The business side of a real estate partnership begins with defining the terms, responsibilities, and costs of the services provided. Every seller should have a clear understanding of the legal and procedural documents required by brokerage policy and Massachusetts law.
Your real estate agent should take time to walk you through every document you sign — from the listing agreement (which outlines commission, marketing strategy, and representation terms) and disclosure forms such as the Mandatory Agency, Lead Paint, Home Inspection and other applicable forms.
A good agent doesn’t just hand you paperwork — they explain it. They should provide real-world examples of how certain clauses might affect you and ensure you understand your obligations and protections before signing. Never hesitate to ask questions or say, “I don’t understand that.” These documents can be complex, and it's your agent’s job is to clearly explain them.
If you’ve kept your home in showroom condition since you moved in, you’re in the minority. For most sellers, preparing a home for the market takes thoughtful planning and hands-on effort — but the payoff is well worth it.
This stage is all about presentation — decluttering, depersonalizing, making small repairs, and giving every room a deep clean so it shines for photos and showings. The goal is to help buyers see themselves living there, which often means simplifying, minimizing, and letting the light in.
A skilled real estate agent will provide room-by-room guidance on how to best prepare your home, offering recommendations for updates, touch-ups, and staging strategies that make your property stand out. Even well-kept homes can benefit from subtle adjustments that highlight their best features and appeal to today’s buyers. Turning a home into a market-ready product is an important part of the selling process — and one that directly influences results.
Your timeline also matters. Together, we’ll coordinate the ideal sequence of events — from home preparation and photography to listing and showings — while considering your family’s schedule, market trends, and, if applicable, the timing of your next purchase. Pricing is the cornerstone of every successful marketing plan — it’s where art meets science in real estate. I study the data closely and prepare a comprehensive Comparative Market Analysis (CMA) so we can confidently determine the best price and justify it to buyers and their agents.
In today’s digital world, content is king — and presentation matters. I work with talented photographers and videographers to capture your home at its very best, creating stunning visuals that highlight its unique features. I also craft compelling long and short descriptions, SEO-optimized titles, and targeted blog posts to help your property stand out online.
Your listing is syndicated across all major real estate platforms, amplified through strategic advertising, and shared across social media channels for maximum exposure. Beyond the digital reach, I host frequent open houses and maintain strong relationships with other agents — ensuring your home stays top of mind with motivated buyers.
This is where the heart and hustle come in. You need an agent who can develop strategy, execute details flawlessly, and then roll up their sleeves to make things happen. That’s the difference between listing a home and truly marketing one.
Receiving an offer is one of the most exciting moments in the selling process — but it’s not the finish line just yet. I like to think of the path from offer to close as a series of gates we must pass through to reach a successful sale. With each gate we cross, the transaction becomes stronger and more secure.
Once an offer is received, there’s a lot to evaluate beyond just price. Factors such as the size of the down payment, the strength of the buyer’s pre-approval or financing, and the contingencies (inspection, appraisal, or financing) all play a role in determining the offer’s overall strength. Even the closing timeline or specific requests for repairs or credits can make one offer more favorable than another.
Your agent’s job is to organize the information, explain every clause and contingency, and help you weigh the pros and cons clearly. A skilled agent knows how to read between the lines — understanding not just what’s written in the offer, but what it signals about the buyer’s motivation and ability to close.
Once an offer is accepted, the next major milestone is the Purchase and Sale Agreement (P&S) — a formal contract that typically takes place about 6 to 12 days after acceptance. During this stage, both the buyer and seller are represented by attorneys who work together to draft and finalize the agreement. The goal is to ensure the terms are fair, accurate, and protective of both parties.
After the P&S is signed, the buyer moves into the financing and contingency period, which usually spans 30 to 60 days on average. During this time the buyer’s lender will order an appraisal to confirm the home’s value.
You’ve reached the last step in the seller’s process. Once the buyer’s lender issues the official “clear to close,” you’ve passed the final gate — and it’s time to prepare for closing day. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. At the closing, documents are signed, funds are transferred, and ownership officially changes hands.
