I’m so excited to be working with Magali Muller on this wonderful new listing in Arlington Heights. I wanted to share my personal take on the home and what I think truly makes 38 Hibbert Street special. Our listing materials do a great job explaining the data and features but not the heart. So here's the heart of what's going on at 38 Hibbert St.
Located on a quiet street, this home sits beautifully on a corner lot, wrapped in a charming white picket fence that gives the property warmth and presence. The welcoming front porch opens into a wonderful open-concept living space that immediately feels airy, comfortable, and inviting.
The home was fully renovated top-to-bottom in 2017, and the result is a space that feels fresh and thoughtfully designed. I love the soothing color palette, the abundant natural light from the west-facing exposure, and the soft recessed lighting throughout the home.
One of my favorite features is the gas fireplace. It’s handsome in a very understated way and gives the living space a cozy feeling without overwhelming the room. I also love the staircase — its generous width and clean lines make moving through the home feel just right and it offers wonderful opportunities for art or sculpture along the ascent.
In the primary bedroom, the owners are leaving behind these amazing custom closets that beautifully complement the room and work perfectly alongside the large walk-in closet. There is so much storage that I found myself imagining another possibility entirely — perhaps a future owner might even choose to convert part of the space into a primary bath to further enhance the suite.
Outside, the landscaping shows real care, effort, and promise. The owner is a gardener, and although they have only lived here since 2024, the rose garden is already well on its way to becoming magnificent. Supported by hydrangeas and other flowering bushes, the next owner has a wonderful head start on creating a truly special garden experience.
The backyard features a spa hot tub perched on newer decking. I have to admit — I’m not usually a hot tub person — but this setup is genuinely inviting and feels like a perfect private retreat.
Functionally, the home is equally impressive. Major systems, roof, windows, central air, two-zone heating, irrigation were all updated in 2017. It was wired for EV chargin in 2024. Even the insulation deserves mention — the spray foam insulation in the attic looks like a moonwalk landscape and is responsible for remarkably low energy costs. These are the kinds of behind-the-scenes improvements many New England sellers simply can’t offer. The seller is even disclosing energy bills averaging roughly $350 per month, which is incredibly compelling given the size of the home and our recent winter weather. Programmable thermostats by Nest control heat and AC.
I’m very excited to see where this listing lands and feeling optimistic about the result we may achieve for our clients. Fingers crossed — and wish us luck. I’ll keep updating as things unfold. We have four Open houses this weekend and I would love to see you there!
